Google "content management systems" You can probably find a barebones cheap one to use.

Majority of CMS's are plug-n-play.

Check www.opensourcecms.com for free, open source, PHP/MySQL based CMSes. Most come with installation instructions.

Not exactly "plug-n-play", but they're generally easy to set up.

I favour http://modxcms.com at the mo. It's also got a nice bit of functionality that allows the user to edit a page from the front end, so you can create the site and then give your client the ability to edit only the content of the 'for sale' page.

Modx looked promising to me, but the admin panel is awful.

I'm not sure which version you've seen, probably the nasty orange/blue one, but they've updated it for the latest 0.9.5 release and it looks much better.

Send a message via MSN to hawken
might not worth the hassle. Bit overkill for one update area.

why not use a cgi script?

Thats the problem, He doesn't know anything about that. Plus, if the client wants to update one section, and they get it... they will eventually want to update additional sections. Best to use the free cms and have the ability to expand upon only one section having content management.
