How to create a template for a multi-page website?

I'm relatively new to web design. I co-run a website that looks like it was made in 1996 or so...we've finally decided to redesign it from scratch. I've figured out the basics of html and css and we've come up with a main page that looks pretty good. The only problem is the site has literally hundreds of pages. What's the best way to create a template? I want to be able to change the banner image or add a link to the template so it will change on all the pages on the site. Are there any tutorials out there that spell out how to do this? Any help is appreciated.

What I do is really simple. I have one basic site in and then when clicking on a link, all it does is just change the file which is in the include part of my code. You just be able to find out how to do that easily.
